Overview of Services

Below is a list of the many services we provide to our clients as part of our standard management agreement.

Management/Governance
  • Prepare agendas for Board and Association meetings
  • Attend Board and Association meetings
  • Coordinate all communication to association members
  • Review vendor contracts and recommend service changes as needed
  • Review insurance policies
  • Track meeting minutes, rules and regulations and governing documents
  • Assist Board with drafting annual operating budget
  • Review governing documents to ensure compliance and recommend changes as needed
  • Provide first point of contact for all association members and vendors
  • Coordinate community web-site
Financial
  • Provide accrual accounting and observe GAAP
  • Receive and deposit all assessments
  • Provide option for online payment of assessments
  • Notify association members of any assessment delinquency
  • Collect delinquent assessments and applicable penalties
  • Institute proceedings, as permitted by law , for unpaid assessments
  • Ensure capital reserve accounts are adequately funded
  • Manage all Accounts Payable
  • Prepare and disburse monthly financial reports to the Board
  • Coordinate association's annual tax return
Maintenance
  • Complete scheduled property inspections and provide reports to Board
  • Recommend options for preventative and deferred maintenance
  • Coordinate and schedule maintenance and repair of all common areas
  • Provide 24 hour emergency response to all association members
  • Assess bids for maintenance/repairs not performed by APM
